180 acres located at the mouth of Phillips Arm. This track of land is located on the south side of the arm exposing it self to excellent sun exposure. The shoreline is approximately 6,400 feet in length and generally consists of a mixture of low to high bank, gravel and rocky to larger boulders.
There is a Salmon Farm in front of the property to one side. If you look at the Air Photo that has the boundary plotted you will see where the farm is in relation to the property boundaries. They have a right of way to 1000 feet of shoreline. The Salmon Farmers rarely come to shore and the right of way is really only in place to give the farm legal right to be there. The presence of the farm gives you some idea into how sheltered the moorage is and the farm also is a good security measure for absentee owners.
There is a dock attached to the property. It is in need of repair. In general the area has deep water at all or most locations of the property. Approximately 2 acres of the property are cleared at the location of the dock. This provides adequate room for on and off loading of supplies, equipment and machinery. There are a few roads that are constructed on the property.
Toward the central portion of the property there is a 5-6 acre cleared area along the shoreline where 40-foot trailers with a covered sundeck are located. The trailer is perfect for casual stays and an ideal place to stay when you build. Also located in the area is a small sawmill. The mill consists of a 60-inch head saw complete with an edger. A 25 kW turbine with about 600 feet of pipe burred into a year round stream feeds the property with electrical power. A new alternator and control system is needed.
There is a significant volume of timber on the property consisting of cedar, fir and hemlock. The lay of the land starting from the shore line goes from flat and gently slopping area which is most usable, to high elevations up the mountain side which becomes harder to access and not so practical for use. There are gravel deposits of the property, which are valuable for road upgrading, site and branch development. There are numerous building locations that offer spectacular views of magnificent coastal scenery's and sunsets.
The area is accessed by boat or float plane with a number of airlines in Vancouver, Powell River and Campbell River which provide both charter and scheduled service. There is a scheduled freight boat service and a seasonally operated scheduled water taxi service which is also available for charter on a year round basis.
